questions about building a custom home.
Is it more expensive
to build a custom designed home?
It is not necessarily more
expensive. In fact, because you control the allocation of the building
funds, your home will be one that specifically meets your specifications
and needs.
How do I finance my
custom home?
Generally, owners
first obtain a letter of commitment from the lending institution that
will be providing construction financing and permanent financing. The
construction loan is paid out during the construction process based
on progress payment requests by the builder and inspections by the lender.
How can I be sure
the contractor won't just take my money?
The best protection
that you have is to deal with an established builder with a solid reputation.
You can check with the Contractor's Licensing Board for any prior complaints,
and be sure to check with trade references and prior clients of the
builder. Also, each project that we build is bonded, which assures you,
the owner, that all material suppliers and subcontractors are paid.
If I live on the Mainland
while my home is being built, who will look after my interests?
We have built many
of our clients homes while they were still living on the mainland. To
some, this might be an intimidating situation, and to alleviate any
apprehension on their part, we keep them current with the construction
process by sending them videotapes, email communication, and digital
photographs on a regular basis. Before any payments are made to us,
the bonding company and lending institution inspects the job site to
confirm the current construction. And, again, it is important to deal
with a contractor with an excellent reputation.
